What is an Estoppel?
An Estoppel is a document that provides essential information about a specific property within an association and the account history of its owner. This information typically includes details about payments, balances, violations, and other important data that prospective buyers need to know before completing a real estate purchase. Third parties, such as agents and title companies, often request Estoppels on behalf of prospective property purchasers.
At SRK, we are pleased to offer Estoppel services to our clients, members, title agencies, lenders, and appraisers. It's important to note that we are not the association itself but a professional external provider handling Estoppel requests on their behalf. Once an Estoppel has been processed, the fees are non-refundable regardless of the closing outcome.
Estoppels Services in Orlando
Standard Request for Disclosure (10-Day Turnaround) – $250.00
(Requestor must provide no less than 10 days for completion prior to the scheduled closing date) This fee applies to update an expired request and must be the same buyer.
Expedited Request for Disclosure (3 Business Day Turnaround) – Add $100.00
Delinquent Account Request (Account has a balance currently owed) – Add $150.00
Must be paid again for expired requests.
CONDO OR HOA P.U.D. QUESTIONNAIRE
These are not an Estoppel and therefore are not covered under Florida House Bill (HB 483/SB 398). We will not process any request for a Questionnaire unless an Estoppel Request accompanies it or there is already an Estoppel that has been provided that has not yet expired.
Add $475.00 Condo of HOA P.U.D Questionnaire Completed Along with an Estoppel *Will not complete this unless it is in conjunction with an Estoppel Request, or if an Estoppel has already been requested, and not yet expired.
Rapid Express Request for Disclosure (1 Business Day Turnaround) – Add $700.00
(Please note that this option does not meet the required obligation of a real estate transaction whereas disclosure is required to be presented to the buyer no less than 3 business days prior to closing. We will not be liable for the cancellation of a sale based on the timeframe of this request if it is delivered to the buyer in less than 3 business days.)
Failure for the title company to obtain an estoppel request within the Statutory Timeframe of 10 days or the inability to request an Expedited Request allowing for the completion within 3 business days is not capped by Florida House Bill (HB 483/SB 398)
*If a STANDARD REQUEST (10-day turnaround) is selected, and there are less than 10 business days prior to the closing date for us to complete the request, our office will contact you to inform the requestor of the additional fees for a Rapid Express request.

To request an estoppel, please contact Michael, our Estoppel Coordinator, at 407-992-8808, Option 4. He will assist you with the process and ensure that you have all the necessary information for a prompt and efficient completion of your request.

Estoppels will only be processed after the payment has been received.Once completed, they will be emailed to the address provided by the Requestor. Ensure that you have entered a valid email address to avoid any delivery delays. Estoppels will be completed and delivered by the due date requested unless there are issues with the request. We will contact the requestor once the file is reviewed to discuss any errors.

- Certification of Any Outstanding Covenant Enforcement Issues.
- Copies of Current Year Budget. Notification of any known upcoming special assessment
- W9 For the Association, Proof of Insurance by providing the Agent Contact Information
- Documents of the Association or a link to download a set of the documents.
- Verification of any pending litigation other than for collection matters.
- Listing of any Master or Sub-Association
Payments can be made by Cash, Check or Money Order. We do not accept payments for Estoppels via Credit or Debit card transactions.
The Estoppel expires 30 days after its sent to the requestor. If your closing is delayed and it passes the 30 day mark, you will need to request an updated Estoppel.
NO, The Estoppel is good only for the buyer listed on the request when it was submitted. If you have a new buyer, you will be required to request a new Estoppel.
